Colorado Foreclosures Up 40-Percent

The number of foreclosures in the state of Colorado rose 40-percent between the years 2006 and 2007— giving the state a foreclosure rate of one foreclosure for every 45 households, according to a new report from the Colorado Division of Housing.

When comparing those foreclosure figures to statistics compiled in 2003, the department says the state has experienced a 190-percent increase in foreclosures in just four years.
In its latest report for the year 2007, the division said the state had 10,955 new foreclosures in the fourth quarter, which brought the annual total to 39,915 foreclosures in Colorado. The 2007 total includes an additional 11,400 filings when compared to the year before.
The Colorado Division of Housing also asserted that,  ""The report also tracks foreclosure sales which increased 45-percent during 2007. Foreclosure sales occur when a foreclosing property is sold to the lender or a third party. During the fourth quarter, there were 6,295 foreclosure sales bringing the year-end total to 25,320. During 2006, there were 17,451 foreclosure sales.""
After analyzing data statewide, the Colorado Division of Housing pegged the Denver metro area as having the most foreclosure activity.
""Statewide, there was one foreclosure for every 45 households, with the highest foreclosure rates found in the Denver metro area, Weld County and Pueblo County,"" the Colorado Division of Housing said in a press statement. ""Adams County had the highest foreclosure rate with one foreclosure for every 23 households, while Weld County showed one foreclosure for every 29 households. Denver, Arapahoe and Pueblo counties all reported one foreclosure for every 35 households.""
