Freddie Mac’s Total Mortgage Portfolio Expands While Delinquency Rate Continues to Fall


Freddie Mac's total mortgage portfolio increased at an annualized rate of 2.8 percent in February, marking the fifth time the portfolio has expanded in the last six months, while the serious delinquency rate for the Enterprise's single-family residential loans continued its steady decline, according to Freddie Mac's February 2015 Monthly Volume Summary released Tuesday.

Freddie Mac’s Mortgage Portfolio Expands For Third Straight Month


After slipping in October, purchase and issuance activity picked up again, coming to $29.5 billion, Freddie Mac reported. That was offset by an increase in sales and liquidations, which whittled the portfolio's monthly increase to about $614 million. In other monthly changes, the unpaid principal balance (UPB) of Freddie Mac's mortgage-related investments portfolio fell by approximately $4.7 billion last month, a negative annualized growth rate of 14.0 percent.

Fannie Mae's book of business shrank again in April, continuing an uninterrupted streak of declines that started at the end of 2013. According to the enterprise's volume summary report, the book's total value contracted in April at a compound negative growth rate of 2.7 percent. The latest drop brings the book's average year-to-date growth rate to -2.3 percent.

Freddie Mac Report Shows Declining Portfolio Size

A new report from Freddie Mac, the GSE’s latest monthly volume summary, found that the company’s mortgage portfolio has declined in each of the first three months of this year. The decline in March was the fastest annualized decline, and saw the total portfolio volume fall at a rate of 2.9 percent.
