Six New REITs Outperform Market

Ten real estate investment trusts (REITs) have gone public this year, and six have outperformed the market, according to SNL Financial. Year-to-date as of October 3, the 10 REITs raised $3.4 billion through their initial public offerings. The group's best performer has been Aviv REIT with an 18.27 percent return year-to-date. Five other REIT IPOs have been announced for later this year, including a Blackstone spinoff and two prominent players in the REO-to-rental space.

Weak Third Quarter Expected for Mortgage Banks

Investment bank FBR Capital Markets released its preview of third-quarter earnings for major U.S. banks Monday, with a cloudy outlook for mortgage banking. In general, bank stocks have underperformed the broader market by about 2 percent over the third quarter; and zeroing in on the mortgage market, FBR is not optimistic about Q3 results.

Global Investment in U.S. Real Estate Increased in Q2

As global investor activity picked up in the second quarter, a number of U.S. cities saw more than half a billion dollars each in foreign real estate investment. Jones Lang LaSalle revealed in its most recent Global Capital Flows Report that global transactional volumes rose to $108 billion in Q2 2012, up 24 percent from a worrying dip in activity in Q1. The Americas posted the most activity, contributing $47 billion to the second quarter's overall total.

Jones Lang LaSalle, a financial and professional services firm specializing in real estate, recently added three structured finance experts to its real estate investment banking (REIB) team. William Cavagnaro and Brion Haist joined as EVPs, and Jonathan Morris was hired as a managing director. Report: Manhattan Hotel Real Estate Transactions to Double in 2011

According to Jones Lang LaSalle Hotels, hotel deal volume in Manhattan will range from $1.9 billion to $2.4 billion in 2011. Manhattan is the most active hotel transaction market in the country, posting the highest growth rates of any major U.S. market in 2010. The report reveals that Manhattan is expected to remain the top U.S. hotel investment market, attracting attention from domestic and off-shore buyers.

Starwood Property Trust Raises $653M to Buy Commercial Mortgages

Commercial real estate financier Starwood Property Trust, Inc. sourced $653 million last week that the company says will be used to acquire commercial mortgage debt and other target assets. The Greenwich, Connecticut-based REIT closed a $150 million warehouse financing facility with Goldman Sachs Mortgage Company, a $125.2 million asset-based credit agreement with Bank of America, and sold 20 million shares of its common stock to raise an additional $378 million.
