Valuation Companies Release New Land Appraisal Product

The new solution, ParcelView, is intended to replace or enhance a lender's valuation tools for residential land collateral assessment and is expected to save lenders up to 50 percent compared to traditional land appraisals.

Kirchmeyer & Associates' partnership with Valligent, a Roseville, California-headquartered provider of collateral valuation and risk management solutions, enabled the companies to combine their valuation knowledge to provide this resource for lenders, loan servicers, mortgage insurers, and secondary market participants, according to a statement from the two companies.

According to the companies, ParcelView provides a more accurate valuation and analysis on vast areas of land versus a traditional land appraisal or broker price opinion (BPO). Certified/licensed residential appraisers produce each ParcelView report, and trained local analysts complete the inspections. Appraisers verify zoning, determine availability of utilities, and provide a preliminary evaluation of the feasibility of residential construction and marketability.

Product features include compliance with the Home Valuation Code of Conduct (HVCC), Uniform Standards of Professional Appraisal Practice (USPAP), Federal Housing Administration (FHA) guidelines, Fannie Mae's electronic appraisal delivery standards, and other industry guidelines and standards.

ParcelView also incorporates photos of the subject property from the street, grid analysis of a minimum of three comparables, and analysis of market factors and risk factors that may impact value conclusions.
