eMortgage Logic Releases Interactive Polygon Mapping Functionality

Establishing the specific subject property neighborhood and where the comparables are located in comparison is a fundamental component of the valuations process, according to EML. While specific property attributes are always taken into consideration, values are almost always

foremost influenced by the neighborhood with which they are located, the company explained.

EML's new tool will allow brokers to draw custom polygon shapes to accurately outline the subject's specific neighborhood. The company says this transparency will enhance internal and external quality analysis and will provide clients with the confidence that the comparables are not only similar in characteristics, but also in location.

""We created this functionality because our clients want to know the boundaries and streets of the subject's neighborhood,"" said Hilary Waters, project manager. ""This feature will not only provide a visual map identifying the subject's neighborhood, but will also show the neighborhood in relation to the comparables used in the property valuation.""

Ralph Sells, president and CEO of EML, says the new polygon mapping is just one of many tools the company is developing to assist both its clients and real estate professional partners.
