Analysts Weigh in on NAR’s Existing-Home Sales Report

The National Association of Realtors reported Wednesday that sales of previously owned homes rose 3.7 percent last month, following the 9.6 drop recorded in February. The results were slightly better than forecast, but reaction was mixed after the release of the report. One economist says sales have now stabilized at a level no higher than that seen during the recession, and with so many forced foreclosed sales, a recovery is not even on the horizon. But another points out that it's distressed properties that are helping to elevate sales activity as investors line up for a bargain.

Moody’s: Commercial Real Estate Prices Just 0.8% Above Cycle Low

Prices on commercial real estate have slipped for three consecutive months and are now dangerously close to double-dip territory due to the large share of distressed transactions recently, according to Moody's Investors Service. The agency reported Wednesday that its index of commercial property prices fell another 3.3 percent in February. The index is down 4.9 percent from 12 months earlier and only 0.8 percent above its post-peak low set in August 2010. Approximately 29 percent of the transactions tracked in February were distressed.

KDX Ventures to Sell $142M Portfolio of HUD Multifamily Loans

KDX Ventures, a partnership between DebtX and KEMA Advisors, will sell $142 million in multifamily loans for HUD, the companies announced Wednesday. The portfolio consists of 18 multifamily loans, ranging in size from $1.7 million to $17.4 million. The collateral is located in 10 states, with a concentration in Texas. Most of the loans are non-performing.

Hilco Real Estate Targets Distressed CRE with New Acquisitions Group

According to R. Aaronson, CEO of Hilco Real Estate LLC, the company will launch Hilco Real Estate Acquisitions Group to originate, underwrite, and acquire assets across a range of property classes and stages, including those in workout, foreclosure, and REO. Acquisition capital will come from various sources, including Hilco and investor partners selected for each transaction. The group's primary acquisition targets will be industrial and retail properties.

Moody’s Sees Vast Divergence in Distressed vs. Non-Distressed Prices

Performance of commercial real estate in the United States is bifurcated, according to Moody's Investors Service, with larger properties in major markets recovering value while distressed properties remain well off the peak. New research released by the credit ratings agency shows that prices on a sub-set of non-distressed properties, which have traded for more than $10 million, are down 19 percent from October 2007. Prices of distressed properties, on the other hand, have tumbled 54 percent since October 2007.

Cash Is King in Today’s Distressed Marketplace

For many homebuyers, mortgage financing is hard to come by these days. Lenders have tightened up credit requirements in an about-face from the lax lending of pre-crisis days that's fueled record-high delinquencies. According to two separate industry surveys, cash transactions set a new record in February, accounting for 33 percent of home purchases. One report notes that the increase in cash purchases paralleled a rise in activity among investors who have their sights set on distressed properties that can be scooped up at a discount.

U.S. Real Estate Looks Promising to Global Foreign Investors

The U.S. real estate market today offers a stronger investment opportunity than it has in the last 10 years, according to the Association of Foreign Investors in Real Estate (AFIRE). The association's 19th annual survey, highlighting trends in international real estate investment, reveals that nearly 65 percent of respondents indicate the United States offers the best potential for capital appreciation. Auction.com Sells $113M in Commercial Real Estate Assets and Notes

According to Auction.com, investors and buyers spent $112.9 million on assets at five of its auction events for primarily non-performing commercial real estate and notes last month. The auction offerings included 155 assets within 34 states and drew 990 registered bidders. The company says its February results are a strong indication of investors' appetite for real estate.

Jones Lang LaSalle, a financial and professional services firm specializing in real estate, recently added three structured finance experts to its real estate investment banking (REIB) team. William Cavagnaro and Brion Haist joined as EVPs, and Jonathan Morris was hired as a managing director.
