All-Cash Residential Sales Reach New High

The share of all-cash sales reached a new high in the first quarter of 2014, even as the total share of institutional investor purchases dropped to near-record lows. All-cash sales made up 42.7 percent of all U.S. residential property sales for Q1, up from 37.8 percent from the previous quarter, according to RealtyTrac’s U.S. Institutional Investor and Cash Sales Report.

U.S. Home Flipping Drops to 3.7 Percent of All Sales

RealtyTrac released its U.S. Home Flipping Report for Q1 2014, reporting that 3.7 percent of all U.S. single-family home sales were flips. Home flipping over all is down, dropping 4.1 percent from the fourth quarter in 2013, as well as declining 6.5 percent from the previous year’s first quarter.

According to RealtyTrac's latest Residential and Foreclosure Sales Report for March and Q1 2014, U.S. residential properties sold at an estimated annual pace of roughly 5.2 million homes in March, a .4 percent increase from February, and up 8 percent from the previous year.

Seriously Underwater Properties Fall to Lowest Level in Two Years

9.1 million U.S. residential properties were seriously underwater in the first quarter of 2014, according to RealtyTrac's U.S. Home Equity & Underwater Report. Seriously underwater properties, which are homes where the combined loan amount secured by the property is at least 25 percent higher than the property's estimated market value, represented 17 percent of all properties with a mortgage.

Q1 Foreclosure Activity Fueled by New Starts and Auctions

A rise in foreclosure starts and auctions caused an increase in U.S. foreclosure activity in March, up 4.0 percent from the previous month. The U.S. Foreclosure Market Report released by RealtyTrac reported approximately 117,000 foreclosure filings for the month, down 23 percent from March, 2013.
