CoreLogic’s latest Home Price Index covering the month of August found that numbers are beginning to rebound after hitting an 11-year low earlier this spring.

U.S. home price gains moved up to 2.5% year over year in July, marking the 138th consecutive month of annual growth, while 11 states saw home price declines over the course of the month.

“While the continued imbalance between buyers and sellers continues to pressure home prices, June’s annual bump in price growth echoes economic resiliency, a thriving U.S. job market, and strong consumer spending,” said Selma Hepp, CoeLogic Chief Economist.

The S&P CoreLogic Case-Shiller Index found additional gains in May—the latest data made available by the report—as the top-20 major metropolitan markets reported month-over-month price increases for the third consecutive month.

Annual home appreciation relaxed, but CoreLogic predicts that the market will “start regaining steam” later this year.

On a year-over-year basis, the Case-Shiller Index, regarded as a leading indicator of U.S. home prices, reported a 0.3% annual decrease in April, down from a gain of 0.7% in March 2023. Click through for more on the index and expert insights on the results of this month’s index.

The Latest S&P CoreLogic Case-Shiller Index found that the national index posted a 1.3% increase in March 2023 over the previous month.

While annual home price growth fell to lows not seen in a decade, growth still increased for the 134th consecutive month in March 2023.

The latest S&P Dow Jones Indices (S&P DJI) CoreLogic Case-Shiller Indices revealed for February a modest increase in the components of the reports even though eight of the 20 major metropolitan areas saw a decrease in prices.
