Case-Shiller Index Shows Slight Increase; Home Prices Steady

The S&P/Case-Shiller Home Price Indices, considered one of the preeminent measures among home price indicators, shows prices among 20 of the nation's biggest markets grew 0.8 percent on a seasonally adjusted basis in February, matching January's rate of growth. Unadjusted, the index was unchanged month-over-month, though even that was an improvement over a 0.1 percent drop to start the year.

Case-Shiller Indices Up 13.7% Year-on-Year

Despite seeing their first monthly downturn in a year, home prices were strong in November, according to the latest S&P/Case-Shiller report released Tuesday. On a yearly basis, the 10- and 20-city composites were up 13.8 percent and 13.7 percent, respectively. Dallas outperformed with an annual return of 9.9 percent—the highest since its inception in 2000. Also standing out was Chicago, which posted an increase of 11.0 percent, its highest since 1988.

Home Prices Push Up, Remain 14% Down from Peak

The latest Home Price Index (HPI) report from Black Knight Financial Services (BKFS) shows prices rising in November to a national index value of $232,000, up 0.3 percent from October. Compared to November 2012, the recent index was up 8.5 percent. Nationally, home prices remained down 13.9 percent compared to their peak of $270,000 in 2006. At the state level, Florida experienced the biggest increase at 1.0; the Sunshine State also dominated at the local level, accounting for nine of the top 10 markets for appreciation.

Rate of Appreciation Slows but Unseasonal Gains Remain Elevated

Home price gains decelerated on a monthly basis in September in 19 of the 20 cities tracked by the S&P/Case-Shiller Indices, with Las Vegas and Tampa experiencing the greatest slowdowns. All 20 cities reported annual growth, and 13 fared better than they did in August. Cleveland posted the strongest yearly gain, though it remains the second-worst performing city, beating only New York.

Collaboration between the private and public sectors has resulted in 8 million non-foreclosure solutions completed for at-risk families since 2007, according to HOPE NOW, a voluntary alliance of mortgage servicers, investors, mortgage insurers, and nonprofit housing counselors. August’s Annual Home Price Gains Set Post-Crisis Record

Home prices are well above their year-ago levels, as evidenced by the latest S&P/Case-Shiller Home Price Indices. In fact, according to the report, the annual gain recorded in August was the fastest rate of growth since February 2006--up 12.8 percent from August last year. Case-Shiller Indices Near Five-Year High

Home prices rose to their highest levels in almost five years in May, increasing by a non-seasonally adjusted 2.5 percent, according to the ""Case-Shiller Home Price Indices released Tuesday. The 20-city index was up 12.2 percent from a year earlier, and the companion 10-city index was up 11.8 percent. For the month, the 10-city index rose 2.5 percent and the 20-city index was up 2.4 percent. The 10-city index rose to its highest level since September 2008, and the 20-city index to its highest level since October 2008.
