Most Improved Markets in Portland and Charlotte

Mark Fleming, Chief Economist at First American, recently weighed in on the National Housing Market Index released by AEI and First American. According to the NHMI, the most improved ones were Portland, Oregon; Charlotte, North Carolina; Baltimore; Atlanta; and Tampa, Florida. Home sales have increased in these regions by more than 25 percent since 2012.

Distressed Sales at 9-Year Low

The distressed sales share for December 2016 and the full year distressed sales share were both the lowest distressed sales share for any month since 2007. Before the housing crisis, distressed sales averaged around 2 percent, and the share is expected to reach that point again by mid-2018.

Cash Sales Share Slows

Cash sales fell 2.8 percentage points in April 2016 from the previous year and if the cash sales share continues to fall at the same rate, it can be expected that the share will hit 25 percent by mid-2018.
